Selling with Tony

Selling a home is a series of decisions — pricing, preparation, marketing, negotiation, and closing. My job is to make each one easier: clear communication, a proactive plan, and steady support from our first conversation to the closing table.

Transparency

You'll understand every document, every offer, and every decision point — including a line-by-line walkthrough of the listing agreement.

Proactive approach

Problems are cheapest when they're found early. From pre-listing preparation to inspection strategy, we get ahead of issues before they become negotiations.

Communication

A communication schedule is agreed with you for showing feedback, activity, and market changes affecting your listing.

Marketing Plan

How your home gets marketed

Your marketing plan is tailored to the property, seller goals, market conditions, available channels, and brokerage approval. Services and timing are confirmed in the listing agreement and related plan.

Professional photography

Professional listing photos—and drone imagery where appropriate—can be included in a listing plan to present a property clearly online.

Video tour

A video walkthrough may be included when it is appropriate for the property and marketing plan.

MLS exposure & syndication

Listings are marketed through the MLS and participating distribution channels, subject to MLS rules, brokerage processes, and the selected listing plan.

Social media & digital advertising

Social-media and other digital promotion options are discussed for the specific property, audience, budget, availability, and brokerage approval.

Open houses & broker opens

Open houses or broker events may be considered when appropriate for the property, seller preferences, market conditions, and brokerage approval.

Pre-listing walkthrough & AI staging

A seller consultation can include preparation ideas, a showing-readiness checklist, and discussion of permitted photo enhancements where appropriate.

The Process

Your roadmap to selling

01

Seller consultation

We start with a conversation about your goals, your timeline, and your home — and I prepare a valuation using comparable sales.

02

Pricing & preparation

We set a pricing strategy together, walk the property for value and curb-appeal improvements, and discuss whether a pre-listing inspection makes sense for your situation.

03

Listing agreement

I walk you through every section of the Oklahoma listing agreement so you understand the terms and compensation before you sign anything.

04

Marketing launch

Approved listing materials are prepared, the listing is entered according to MLS rules, and the selected marketing plan is launched.

05

Showings & open houses

Showings and any open-house strategy follow the agreed listing plan. Updates are provided according to the communication schedule selected with you.

06

Offers & negotiation

Offers are pre-screened and compared side by side with estimated net proceeds. We negotiate from an informed position — including counteroffers where appropriate.

07

Contract to close

Title work, inspections, appraisal, and deadlines are actively managed with the transaction coordinator, and I handle communication with the buyer's agent, title company, and lenders.

08

Closing day

Final documents are verified for accuracy, and I'm at the closing table with you through the handoff of keys — and available long after.

Behind the Scenes

The support system working for you

A successful sale depends on preparation, market conditions, and clear coordination. Available support is discussed and documented for each listing.

Transaction coordination

Transaction-coordination support may be available to help organize paperwork, signatures, and deadlines from contract to close.

Offer pre-screening

Offers are reviewed with you, including available buyer-information and estimated net-proceeds scenarios, so you can make an informed decision.

Local vendor referrals

If requested, Tony can share local vendor contact information. Vendor services, pricing, availability, and any agreement are independent of the brokerage and must be confirmed directly with the vendor.

Communication you can count on

A communication schedule is discussed and documented with you so you know how showing feedback, activity, and market changes will be shared.

Negotiation & advocacy

Skilled negotiation on offers, counteroffers, and repair requests — including guidance on Treatment and Repair Requests, where you are never obligated to agree to every item.

Reverse prospecting

Available MLS and brokerage marketing tools may be used to identify relevant buyer-agent interest when appropriate.

Seller Education

Know what's coming before it comes

Pre-listing inspection strategy

Unless a buyer waives inspection rights, your home will almost certainly be inspected before closing. A pre-listing inspection surfaces major issues early so you can address them on your own terms — rather than during negotiations. When a buyer submits a Treatment and Repair Request, we review each item together; you are not obligated to agree to everything on the list.

Understanding the appraisal

When a buyer finances the purchase, their lender orders an appraisal from a neutral third party. If the appraisal meets or exceeds the offer, the transaction moves forward. If it comes in lower, options include renegotiating the price, the buyer covering the difference, or contesting the appraisal if there are errors — and we'll talk through each path together.

Planning your next purchase

If you're buying after you sell, getting lender guidance early matters: pre-approval strengthens your next offer, clarifies your budget, and can surface down-payment assistance options. I can connect you with lenders and help you think through timing both transactions.

The information above is provided for general education and is not legal, tax, or financial advice. Every transaction is different — reach out to discuss your specific situation.
